During a routine, maintenance check, a small hole was discovered in one of our 2 bed semi detached Roof's.


Our pre purchase survey detailed that the roof would likely need replacing within the near future due to its age being over 70 years, thus, we factored the costs of replacing this in our final accepted offer.

A decision was made to upgrade the roof ( see previous post), due to its age and condition, and re use the tiles to keep its previous appearance.

Always include loft space checks as part of your regular maintenance checks. This issue, also highlights the need to check the roof pre purchase to ensure, the price offered, factors in the age and condition of the roof, as this could lead to you paying more for the home than its actually worth.
