The Challenges & Solutions
MW Maiden Property completed a successful renovation project to bring a 1980s-built, 3-bedroom semi-detached property up to a modern standard, suitable for sale on the market or for buy-to-let purposes.
The house had been left in poor condition by its previous owners and was at risk from squatters and vandalism. It had been on the market for a long period of time, with a full refresh needed throughout to make the property a high-quality family home.
The back garden and garage were in extremely poor condition and needed a major overhaul to remove rubbish, which had been causing issues for neighbouring properties and posed an environmental health and safety risk.
Inside the property, the boiler had been placed in one of the bedrooms, taking up space in that room. The boiler was replaced and relocated to the kitchen area to create a larger, more spacious second bedroom.
Project delivery timescales were successfully met, the project started in Mid October 2024, and was finished in the first week of Feb 2025, and the work included the use of local tradespeople across the North West England region.
After completion, the house was placed onto the BTL rental market and was successfully let within 2 weeks due to the high standard of the finish.
The company paid the local council over 1 year's council tax on the empty property, which was used for local funding to improve the environment within the district.
